- If your property is part of a residential community, you need the approval of 3/5 of the homeowners.
2. Obtain the Declaration of Urban Compatibility (DRCU)
- This document confirms that tourist use is compatible with local urban planning regulations.
- You can obtain it:
- At the City Council’s Urban Planning Department.
- Through an authorized Urban Planning Collaborating Entity (ECU).
3. Register your property in the Andalusian Tourism Registry
Access the official portal:
https://www.juntadeandalucia.es/organismos/turismoyandaluciaexterior/areas/registro-turismo.htmlSelect the option “Submit Responsible Declaration”.
Complete the online form using your digital certificate or Cl@ve.
Attach the DRCU document.
Submit the application and save the registration receipt.
4. Register the property in the Short-Term Rental Registry
This step is mandatory to obtain your Rental Registration Number (NRA).
Access the portal of the Ministry of Housing: https://www.mivau.gob.es/vivienda/ventanilla-unica/alquiler-de-alojamientos-de-corta-duracion
Log in using your digital certificate or Cl@ve.
Fill in your property’s details.
Obtain your NRA, which must be included in all listings (Airbnb, Booking, etc.).
