What do I need to do to rent my home to tourists?

Legal checklist in Andalusia: owners’ community approval, DRCU, Tourism Registry registration and the NRA number for short-term rental listings.

1. Check your owners’ community approval

  • If your property is within an owners’ community (building/HOA), you may need a favourable 3/5 approval (owners and quotas) to allow tourist rentals.

2. Obtain the Urban Compatibility Certificate (DRCU)

  • This document confirms that tourist use is compatible with local urban planning rules.
  • You can request it from the town hall (urban planning department) or through an authorised Urban Planning Collaborating Entity (ECU).

3. Register the property in the Andalusia Tourism Registry (Tourist Housing)

  • Use the official Andalusia Tourism Registry page: https://www.juntadeandalucia.es/organismos/turismoyandaluciaexterior/areas/registro-turismo/establecimientos-servicios/paginas/viviendas-turisticas.html
  • Choose “Submit Responsible Declaration”.
  • Complete the online form using a digital certificate or Cl@ve.
  • Attach the DRCU.
  • Submit and keep the registration receipt.

4. Get the Short-Term Rental Registration Number (NRA)

  • This step is mandatory to obtain your NRA number.
  • Access the Ministry of Housing portal: https://www.mivau.gob.es/vivienda/ventanilla-unica/alquiler-de-alojamientos-de-corta-duracion
  • Log in with a digital certificate or Cl@ve.
  • Enter your property details and obtain the NRA.
  • The NRA must appear on all listings (Airbnb, Booking, etc.).
